End of Summer Maintenance

As we roll into September and bring another summer to a close, we can often find ourselves in a rush to finish all of the projects that are in the works. Let’s not forget that it is also time to examine the projects already completed to make sure they are ready for the coming winter season. For the most part, roofs require a fairly low amount of attention. A walk through twice a year typically is enough to catch most issues before they can spiral into something larger. Below is a list of some of the most common items that can cause problems for just about any roofing system:

Leaves/vegetation in drains or gutter areas:

These can stop water from draining off the roof efficiently which can cause ice to back water up inside the building, or even worse lead to a roof collapse.

Loose metal edging:

The metal edging is the key to keeping the roof in place. After examining roof failures in hurricane damaged areas, it was found that over 60% of the roofs that failed were due to deficient roof edges.

Mechanical units:

Sometimes when gaining access to service these units, the mechanics don’t necessarily take enough precautions to prevent small punctures during their work. A quick once over in these areas can identify a small hole before it becomes a huge problem during the snow melt that is sure to come.

High-traffic areas:

Any place where foot traffic is concentrated is an area susceptible to having crushed insulation. This can allow any fasteners in the insulation to begin to puncture through the membrane. Another danger is that if the system is an adhered system, this membrane area may delaminate from the insulation. These minor delaminated areas can spread from foot traffic or during high winds which can lead to roof blow offs.
